LIVERMORE — Jairo Reyes: My name is Jairo, and I’m the Chief Operating Officer here at PRI, Premiere Roofing, Inc. As we near the rainy season, we are definitely expecting leak costs. And over that time, you pick up on some of the most common reasons for roof leaks to occur. That is the reason I’d like to touch up on the subject of roof maintenance. Whether you have a tile roof or an asphalt shingle roof, roof maintenance is key to not only prolonging the life of your roof, but it definitely helps catch issues before you get caught by the weather. Real common areas for roof leaks are roof valleys, where two roof slopes meet and create a channel for the water to flow and also around chimneys, skylights, plumbing pipes, and vents.

And the reason for these leaks to occur tends to be due to debris. And when I say debris, I’m not only talking about the debris that you see on the surface; over time, dirt, dust and moss and other debris also gets trapped underneath the tile, which results in the water channels being blocked by the debris, causing water to spread out and thus causing your leaks – or perhaps a broken or out of position tile, which occurs with the natural movement of the earth or the expansion and contraction due to hot and cold weather. It would be highly recommended to get your roof maintained about every five to 10 years, depending on how many trees you have around your home. I think we can all agree that it would be better to prevent the leaks rather than having to call us when it’s too late.
