One of the preliminary steps of prep work is to fill in exterior cracks, joints and gaps to seal them from water intrusion. “Water can enter a home’s exterior not only through cracks in the wood, but also through joints in siding and trim, which is why it’s really important to apply caulking in all these areas,” says Mr. Dido. “It’s also required by California building code, as well as by most paint manufacturers in order to maintain warranties.” However, Mr. Dido says not just any caulking will do. “The best caulking is urethane-based—it’s rated for 60 years and typically lasts 20 to 30 years, whereas caulking that’s rated for 30 or 40 years usually only lasts about four or five.”
Following the application of caulking, the next important prep step is applying primer. In addition to providing a good surface for the top paint coat to adhere to, primer helps further seal the home’s exterior from water intrusion. According to Mr. Dido, a good priming job should include often-neglected steps such as back-priming. “I make sure every inch of every piece of siding or trim is primed before it’s installed, including the backside,” he says. “A lot of times, irrigation blows up on the wall and runs down on the bottom engrains, which is where dry rot occurs. Making sure everything is thoroughly primed front and back can double the lifespan of a home’s exterior siding.”
