When is the best time to buy a home?

There’s a little bit of seasonality in the Bay Area, but overall, if you’re ready to buy and you find a home that you really like, there’s no reason you shouldn’t buy now. You know what they say, ‘Date the rate, marry the house.’ Even if the current interest rate isn’t ideal, you can always refinance later.

What’s the difference between getting pre-qualified and pre-approved?

When you get pre-qualified, a lender will talk to you on the phone, ask about your income and debt, and give you a ballpark estimate of your price range. Pre-approval is a more involved process—you’ll be asked to provide paycheck stubs, W2s, bank statements and other documents. The lender will verify this information and send you a pre-approval letter. I definitely recommend getting pre-approved because it will allow you to act fast when you find a property that you like.

Do I have to fix up my house before I sell it?

Probably not, although this is generally on a case-by-case basis. There are certain things you should do that will give you a good return on your investment, but you don’t have to address every detail to beautify your home. A lot of buyers want to do their own remodeling anyway, so it’s often not worth investing a lot of money to fix up non-essential aspects.

Is it necessary to hold an open house?

No, but it can be worthwhile because of the exposure it provides. A lot of buyers don’t have agents, so they’ll visit open houses just to check out what’s available. Holding an open house gives these buyers an opportunity to see and potentially fall in love with your property.

Can a real estate agent represent a buyer and a seller at the same time?

Dual agency is allowed in California, but I advise against it. In order to get proper representation, you need to have your own agent fighting for you, especially if you’re a buyer. Listing agents have fiduciary responsibilities to the seller, which creates a conflict of interest. It’s really difficult for an agent to be completely honest and unbiased while holding confidential information from both parties.
