Most home renovation projects that include plumbing or electrical work, or that could endanger public or personal safety, require a permit. Additionally, many permits also require an inspection after the work has been completed, and some require phase inspections during the work.
The good news is that most licensed contractors take responsibility for obtaining permits and scheduling inspections. The bad news? Permits can take weeks to get and inspections can be a lengthy process.
“Your project will probably require a permit,” confirms Daniel Zaragoza, owner of Design Miter Tile in Campbell. “Sometimes [your contractor] can get that for you rather quickly, but other times it can take a while. Regardless, quality contractors should always handle the permit process for their clients.” The reason is simple: In most cities, the person who pulls the permit is responsible for the work and any mistakes that occur. So, if your contractor says you don’t need a permit or asks you to get it yourself, it could be a signal that they’re not licensed.
The amount of time it takes to get a permit and finish the job depends on a variety of factors, including the size and scope of the work, the type of permit required and whether your city is behind on issuing them, and how long it takes to get materials. Mr. Zaragoza suggests asking your contractor to break down how long they expect the work to take, how far ahead you’ll need to order materials, and how long they expect the permit/inspection process to take based on their experience in your municipality.
In most cases, plan for six months to obtain a permit and complete inspections for a remodeling project and six to 12 months for a new construction project. However, your municipality may vary, so talk to your contractor and local permitting office before finalizing your plans.
