The Value of Regular HVAC System Maintenance

SAN JOSE — One of the most commonly overlooked aspects of home maintenance is having annual HVAC system inspection and service appointments. Every manufacturer recommends annual maintenance to make sure the equipment is clean, safe to use and running at peak performance. During the appointment, an HVAC technician will perform a 22-point inspection of the furnace and air conditioning systems. Some of the critical points include:

Furnace heat exchanger
If this component is compromised, it can cause small carbon monoxide leaks—so small that they won’t even trigger a carbon monoxide detector. While these leaks may be miniscule, they still pose a health risk, so it’s important to have the heat exchanger inspected on a regular basis.

Air conditioning
The technician will clean the coils and make sure the unit has a proper refrigerant charge.

Ductwork
The technician will use diagnostic equipment to make sure the ductwork is facilitating proper air flow throughout the house.
