If you’re looking to purchase a home, it’s important to understand the different types of inspections that are available to you. Each inspection provides unique insights into the condition of the home and can ultimately affect your decision to buy. Here’s some information about the three main types of home inspections.
Wood-destroying organism (WDO) inspection
A WDO inspection specifically looks for pests that can damage wood like termites, carpenter ants and wood-boring beetles. Damage from these organisms can be extensive and costly to repair, so lenders often require a WDO inspection before they’ll provide financing for a home purchase. A pest inspector will look at both the interior and exterior of the home to identify signs of wood-destroying organisms.
Pest inspection
This inspection goes beyond wood-destroying organisms and includes a search for rodents, bats, and a wide variety of insects. These pests can pose health risks and may indicate other underlying issues with the property, such as breaches in the building envelope. A pest inspector will examine the home for signs of infestation like droppings, nesting materials and damage to structures or finishes.
General home inspection
This is a comprehensive examination of the physical structure and systems of a home. A general home inspection can uncover issues that may not be immediately apparent, such as electrical problems or plumbing issues. An inspector will check the condition of the roof; walls; ceilings; floors; windows; doors; and electrical, plumbing, and HVAC systems to make sure everything is in working order.
