Addressing Attic Ventilation With Roof Replacement

OAKLAND — A crucial yet often-overlooked aspect of roof installation is addressing attic ventilation. Proper attic ventilation is a must for any home with a steep-slope roof. When attic ventilation is insufficient, it can shorten the roof’s lifespan and require premature replacement.

So, how exactly can insufficient insulation shorten a roof’s lifespan? As heat and moisture (such as steam from cooking and bathing) rise to the top of the home, they often find their way into the attic. If the attic isn’t sufficiently ventilated, that heat and moisture becomes trapped. On a hot day, heat buildup in the attic can become so extreme that it actually cooks the roofing shingles from below. Given enough time, heat buildup can even weaken the wood framing that holds the roof. Furthermore, the presence of moisture can create humid conditions that are ideal for mold and mildew, which can further contribute to the roof’s accelerated degradation.

Unfortunately, a lot of homes in the Bay Area have these problems due to a lack of sufficient attic ventilation. These are typically older homes that were built long before the strict building codes of today were put in place. For this reason, if you own an older home, you may be required to bring your attic ventilation up to code in conjunction with replacing your roof. This can be quite expensive, so it’s a good idea to get a consultation in advance and plan your budget accordingly.

In addition, be sure to work with a reputable roofing company. Some companies will say they’re going to address attic ventilation but fail to follow through, which can leave you in a bad situation. So, don’t just hire the cheapest company—shop around, check references and hire a roofer you can trust.
