After reading this, you might consider changing up your Thanksgiving menu. I don’t know about you, but for years I’ve thought the most nutritious vegetables were dark green (kale, arugula, broccoli) and the most nutritious fruits were orange (cantaloupe, mango, orange). That’s why I was surprised by a recent study from the Centers for Disease Control and Prevention.&nbsp;
The idea was to come up with a clear definition of powerhouse vegetables and fruits (PVF) that may reduce the risk of cardiovascular and neurodegenerative diseases and some cancers. A classification system might help people know how to make better dietary choices.
Forty-seven foods were studied and scored on weighted density for naturally occurring nutrients like riboflavin, niacin, iron, and vitamin C. Can you guess which item received the top score? Believe it or not, watercress has a 100% nutrient density score! This was followed by Chinese cabbage, chard, beet greens and spinach. Kale had a score of 50%, which surprised me. The top powerhouse fruits were lemons, strawberries and oranges. Six fruits and veggies didn’t have qualifying nutrient density to be listed on the PVF chart (too low): raspberries, tangerines, cranberries, blueberries, garlic and onions.

Recently I was notified that my Social Security number (SSN) had been part of a national data breach. In the course of figuring out how to protect my personal information, I learned that it’s possible to apply for a “Self Lock” as a way to prevent identity theft.
Here’s what you can do. Go to <a href="https://myeverify.uscis.gov/" target="_self">E-Verify</a>, create an account and choose the Self Lock option. You’ll be asked to set up a number of security questions, so only you will be able to get back into the account to make changes. You can unlock your SSN at any time through this website.
If you prefer, you can also freeze (or unfreeze) your SSN and block electronic access by calling the agency at (800) 772-1213, but that may involve long and frustrating hold times.
Here are the main reasons to lock your SSN:

<li>Your information was exposed in a data breach.</li>
<li>Your mail or wallet was stolen.</li>
<li>You receive notices of job applications that you didn’t submit.</li>
<li>Your bank’s data was compromised.</li>
</ul>
If your SSN is locked, thieves won’t be able to use it to get a job or apply for government benefits. The main drawback to placing a freeze is you’ll have to unlock it when applying for jobs or government benefits while those applications are being processed.
Don’t forget about all the other ways you can protect your SSN. Never carry your Social Security card in your wallet, and keep the original in a safe place. If you have documents with your number on it, don’t just toss them in your recycling bin—it’s better to use a shredder. And make sure you only give out your SSN digitally to trusted parties.&nbsp;

When it comes to installing a new furnace, many homeowners assume that bigger is better. However, according to Kent Penning, owner of Cold Craft, Inc., this is far from the case. “Some people assume that more power is better with furnaces, but it’s actually more important to choose one that’s properly proportioned to your home,” he explains. “If anything, it’s better to go with a smaller unit—it’ll do the same job and last longer than an oversized one.”
Rather than making a home warmer and more comfortable, an oversized furnace tends to have the opposite effect by causing “short cycling.” In this situation, a furnace will turn on for short runs of five to 10 minutes at continuous intervals throughout the day, resulting in rapid temperature fluctuations and increased energy usage. In contrast, an appropriately sized furnace will stay on for longer periods (usually 20 to 40 minutes) at fewer intervals. Because it warms the house gradually, the temperature is maintained over a longer span of time, so the system doesn’t have to keep turning on and off. In addition to being more economical in terms of energy usage, this slow and steady process keeps the climate of the home more consistently comfortable.

Hoping to benefit from attributes like increased longevity and energy savings, many homeowners are making the switch from traditional water heaters to tankless models. For some, however, the costs of conversion and installation are prohibitively expensive, while for others the estimated financial returns of going tankless are too minimal to make it a viable option. In either case, a more cost-effective alternative is to maximize the life of your current water heater. While a traditional water heater’s average life expectancy is 10 to 12 years, this can be significantly extended with ongoing maintenance, and sometimes even doubled. Here are some important maintenance steps to take:
Flush the tank. Sediment buildup in a water heater’s tank inhibits operating efficiency and can significantly shorten the unit’s lifespan. To counteract this, flush your water heater’s tank every six months (you should do it more often if you have hard water).
Replace the sacrificial anode rod. Utilizing a process known as electrolysis, a sacrificial anode rod is designed to corrode in place of your water heater tank’s lining (hence the qualifier “sacrificial”). However, once corroded, an anode rod ceases to serve its function, which leaves your water heater susceptible to rust. While a typical anode rod should last four to five years, additional factors such as the use of water softeners can result in accelerated wear, which is why it’s a good idea to inspect yours annually and replace it as needed.
Monitor water pressure. To prevent issues ranging from premature wear to catastrophic explosion, it’s vital for a water heater to maintain proper water pressure—typically between 60 and 80 psi. If water pressure is too high, you may need to replace the temperature and pressure (T &amp; P) valve. Test the valve by opening it: if it doesn’t release water, it needs to be replaced.
Perform routine visual inspections. Simply being aware of your water heater can make the biggest difference in its lifespan. When a water heater is neglected, even something as minor as a small leak can turn into a major problem, so be sure to inspect yours periodically.

Like most people, I have a tendency to assume the minutiae of details surrounding my life will continue to function smoothly, whether or not I acknowledge them. However, once in a while, an uncommon occurrence rouses me from my usual state of complacency. A recent instance followed the Napa Valley earthquake of August 24, 2014.
As a resident of Santa Rosa, I was on the outskirts of the quake’s radius and only mildly felt its effects. The next day, however, as I walked onto my back deck, I was immediately struck with an eerie sensation. “Do we always get shade at this time of day?” I thought, as I looked up at the towering California Redwood that stood in my backyard and saw the tip of its crown eclipsing the midday sun. Had the tree moved during the earthquake? Had it sustained damage? Had its structural integrity been compromised? Mulling these questions over, I couldn’t decide if something was indeed different or if my misgivings were merely the product of paranoia brought on by the quake.
To be on the safe side, I contacted a local tree service company to schedule an assessment—after all, I couldn’t recall how long it had been since the tree was last examined. Later that week, Justin Greer from Western Tree Removal Specialists stopped by and, following a thorough inspection, gave me his prognosis: the tree was in good health, and the only concern was a triple trunk formation, for which he recommended a steel cable bracing in another five to seven years.
While I was relieved about the good news, the situation was also an eye-opener for me. I realized that it shouldn’t have taken an “earth-shaking” event for me to pay attention to my property. Not knowing the condition of my tree, my neglect could’ve resulted in damage to my home, personal injury or worse. Additionally, I recognized that this lesson about preventative maintenance equally pertained to the way I regard my home, my car and even my personal health. Truly, the notion of being proactive (rather than reactive) about maintenance is a principle that can be applied to virtually every aspect of our lives.
So, here’s to taking initiative in caring for the things we so often take for granted rather than waiting for the ground to shake beneath our feet.

Shock replacement continues to be one of the most commonly neglected aspects of vehicle maintenance. Most people put off replacement until their shocks are completely worn down or leaking fluid, but the average lifespan of most shocks is only 50,000 miles, so they should be replaced proactively rather than remedially.
The fact that shock replacement is so frequently overlooked may be due to a lack of appreciation for the role they play in vehicle operation. The primary function of shocks is to control a vehicle’s suspension system. As shocks become worn, however, their ability to fulfill this role becomes diminished, resulting in more movement of the suspension and its related components.
This diminishment of suspension control has several consequences. First, it causes unsafe driving characteristics in terms of a vehicle’s handling. For example, a car with worn shocks tends to lunge forward and dip downward when coming to a stop. This coincides with a second consequence of worn shocks: increased braking distance, which decreases the lifespan of tires and is generally unsafe.

When it comes to roofing, most Bay Area homeowners try to get the most out of their investments by making upgrades to secure longevity and performance. However, while it’s important to address integral aspects like waterproofing and ventilation, few homeowners consider another important factor: the buildup of algae and mold on roof shingles.
The good news is that unlike faulty waterproofing, which can result in expensive repairs or replacement, algae buildup on shingles won’t compromise a roof’s integrity. In most cases, buildup is manifested as black streaks or green patches, either in isolated areas or across the entire face of the roof.
There are a few factors that can increase a roof’s propensity to accumulate buildup. Algae and mold are most commonly seen on steep roofs with wood shake shingles—a natural product that provides an ideal surface for growth. Buildup is also more likely to occur on roofs in heavily shaded areas, whereas the UV exposure in sunny regions usually kills fungus before it can develop.
If your home is a prime candidate for algae buildup, there are a few preventative measures you can take. When replacing roof shingles, consider purchasing an algae-resistant product fortified with copper granules. If you’re not planning on replacing your shingles any time soon, an easy preventative step is to install a zinc or copper flashing strip near the roof’s ridgeline. When it rains, the rainwater will become infused with the copper’s algae-resistant properties, allowing it to kill fungal elements as it washes down the roof face.
While the installation of a copper strip can eventually clear up existing mold and algae, a quicker solution is to clean your roofing shingles. I delete emails from down-and-out Nigerian royalty. Stranded hospital-bound strangers get nothing. And when Bernie Madoff made me an offer I couldn’t refuse, I said, “No way!” Or I would have, if he had…you get the drift. Consequently, it is with great humility (and some shame) that I admit this in a public forum: I got scammed by a locksmith—or more accurately, a con artist posing as a locksmith. Here’s how it happened.
One bright fall morning, I carefully locked all the doors to my house, walked my kids to the bus stop and handed my only house key to my son (who had forgotten his). As the bus disappeared around the corner, I realized what I’d done. Luckily (or so I thought),&nbsp;

The “locksmith” arrived fairly quickly. After 20 minutes, though, he still couldn’t get the front door open. He said it was because it was a newly installed lock  and went to work on the back door while I continued weeding. As I later learned, this is common practice among reputable locksmiths, so points to me for not worrying about it.  After another 20 minutes, he finally picked the lock. As I was thanking him, he handed me a bill for $400! I balked. He said it was so expensive because it had been a particularly difficult job. I asked for a receipt; he said he would email it to me. Then he asked me to write my check out to “Cash.” I was now at least an hour late for work, so I paid him.
At some point during my commute, I realized something was wrong. I tried to stop the check (already cashed) and find contact information for the locksmith company (nothing). I’d been scammed. He was good. Not a good locksmith, but an accomplished con artist who understood how to prey on easy targets like me. He was friendly, if a little harassed. He said he’d already been on three jobs that morning, but he still seemed to want to do a good job for me. He thanked me profusely when I found a pick he had dropped. “I could have lost my license for that,” he said. By mentioning his license so casually, he made me assume he had one.
Obviously, I made a series of dumb mistakes. I didn’t ask to see his license or any identification; I didn’t ask him the price before he got to work. Looking back, I see that my worst mistake was not knowing the name of a reliable locksmith before handing my house key to my son. I paid the price for these mistakes—quite literally. But some good came out of this: Not only have I done my homework and know who to call should I get locked out again, but my carefully weeded garden looks better than ever.

If you’re locked out of your home or car, you might assume that googling “locksmith” or pointing to a random name in the phone book will yield a positive result. However, as it turns out, choosing a locksmith at random is a risky move. According to Gary Lekan, owner of <a href="http://www.diamondcertified.org/report/first-lock-security-technologies" target="_self">First Lock &amp; Security Technologies</a>, incidents of locksmith-related fraud have increased significantly in the past 10 years, thanks in part to the rise of the Internet and mobile phone use. “These people are so unscrupulous,” he says. “They advertise heavily and emphasize their speed and ridiculously low prices. Then they send out inexperienced, untrained technicians who can’t even handle basic lockouts or repairs.” These contract workers will often break and then replace the locks on their customers’ homes or cars. In the long run, consumers end up paying hefty bills and have junky locks in lieu of quality hardware.
Luckily, with some preparation, avoiding a fraudulent locksmith is easy. First, identify a trustworthy locksmith in your area. Mr. Lekan offers the following tips to differentiate between an established, licensed locksmith and a fly-by-night scammer:
Verify the company’s license. California requires that all locksmith companies and every individual locksmith employee be licensed and receive security clearance from <a href="http://www.bsis.ca.gov/industries_regulated/locksmith.shtml" target="_blank">The Bureau of Security and Investigative Services (BSIS)</a>. The license number should be noted on all advertising, signage, websites and business cards. You can easily verify a license <a href="http://www.bsis.ca.gov/online_services/verify_license.shtml" target="_blank">here</a>.
Make sure the company has a physical location in the area. Many fraudulent locksmith companies are actually operating from out-of-state, which makes it easier to disappear quickly if necessary.
Verify that the company carries workers’ compensation insurance. If so, that means it has legitimate, presumably trained employees rather than untrained contract workers.
Make sure the company provides uniforms, vehicles and technical support for its employees. If a company values its brand and invests in its reputation, it’s far less likely to engage in shady business practices.
Once you’ve selected a trustworthy locksmith, do one simple thing to protect yourself from fraud: memorize the company name. Saving the company’s phone number in your cell phone can be useful, but only if you aren’t locked out of the car or home that contains the phone. If you memorize the company name, any passer-by can easily find and call your chosen company rather than a random, possibly fraudulent locksmith.

While it’s not uncommon for real estate agents to offer client incentives or reduced commission rates, there’s a point where an overabundance of promises should be considered a red flag. Tori Atwell, broker associate with Alain Pinel Realtors, gives a true life example: “I had clients who returned after spending seven months working with a ‘discount’ agent. The agent enticed them by offering to give them most of his commission. Seven months later, they weren’t any nearer to getting a home, and they missed out on numerous opportunities. What’s worse is that during this time, the local property value had increased by about $60,000—they were literally priced out of the area where they wanted to buy and had to start looking elsewhere.”
According to Ms. Atwell, this is one of many cautionary tales about buyers being strung along by the promises of an unscrupulous agent. “These agents will often offer to give up most of their commission or charge a low flat fee,” she explains. “The problem is they don’t do anything for you. They don’t connect you with the right lender, they don’t write good offers, they don’t tell you when properties come up that may be right for you…you may as well be on your own.” Even if a sale does occur, it may be just the beginning of a buyer’s problems. “These agents are likely to lead you to a sale that results in legal issues later on. If something goes wrong after the papers have been signed, they’re typically long gone.”
Since these agents are licensed, they aren’t technically scammers, but to the clients they take advantage of, they may as well be. “These are typically agents who just didn’t succeed working for a legitimate firm,” says Ms. Atwell. “By luring unwitting clients and keeping them on the hook, they’re able to make a couple thousand dollars here and there, which is how they stay in business.”
If the fear of choosing the wrong agent is making you anxious, relax—according to Ms. Atwell, finding a reputable realtor requires little more than common sense. “If you went to a lawyer and they offered to take your case for next to nothing, wouldn’t it be a red flag?” she posits. “Or, if you needed a surgical procedure done, would you choose a surgeon who offered to do it for a $1,000 flat fee? Likewise, if a realtor’s offer seems too good to be true, it probably is.”
To add further confidence to your choice, Ms. Atwell recommends choosing an agent who’s backed by an established real estate firm. “With these fly-by-night realtors, there’s no one overseeing them or watching out for the buyers’ best interests,” she says. “By choosing to work with an agent from a reputable firm, not only will you be more likely to get a successful result, you can rest assured that if something goes wrong, you won’t be left in the lurch.”

 Have you ever been partway through a book or movie and suddenly found yourself staring at a reflection of your own life? Maybe you identified with a particular character’s loss, struggle or triumph, or chuckled at a comical situation similar to one you’ve personally experienced. After all, isn’t relatability one of the primary features that cause stories to resonate with us?
Sometimes this narrative resonance comes from an unexpected source. For me, it was a bedtime story I was reading to my kids recently. Midway through “The Berenstain Bears and the Messy Room,” I recognized a striking parallel between the Bear family’s titular dilemma and my own. The “dust-catching, helter-skelter, wall-to-wall mess” in Brother and Sister Bears’ bedroom appeared as a caricature of our living room, which at that moment resembled a minefield of toys and clothing. Then there was the Bears’ bedroom closet, which, when opened, triggered an avalanche of miscellaneous articles. While not as dramatic, I was reminded that my own closet wasn’t exactly “orderly.”
By the story’s end, the Bears find a bipartite resolution that consists of a conscious change in habits and the instigation of a few organizational improvements, including a toy box and peg board that Papa Bear constructs in his wood shop. While I had personally made strides to correct some of my untidy habits, the book made me realize that I’d largely disregarded the latter aspect. Admittedly, organization isn’t my strong suit. A lot of the items in our house didn’t have a designated place, and even those that did didn’t always fit well or appear neat.
As it happened to be on the cusp of a new year, I determined right then and there to make an effort to get more organized. Only one problem: I didn’t know where to begin. Not only did I not have a woodshop (much less any carpentry skills), I didn’t possess an iota of organizational know-how. Fortunately, as a Diamond Certified Preferred Member, what I did have was access to a wealth of resources, including first-person contributions from business owners and field experts. Here are a few things I learned from my research:

Organization is a creative art. Apparently, Sara Hunt Malone, owner of Sara Hunt Malone Design in San Rafael, has also read “The Berenstain Bears and the Messy Room,” because her advice echoes the book’s situation perfectly. Her primary piece of advice: when it comes to organization, get creative. “When you have too much stuff and not enough storage space, you need creative ways to efficiently use the space you do have,” she says. “Whether that means setting up designated ‘stations’ for your kids’ playtime and bathroom routines or using bins, baskets and other organizational tools to keep your spaces orderly, creative organization can greatly improve aesthetics, efficiency and functionality in your home.”

You don’t need new cabinets to have an organized kitchen. Even if you have a lot of cabinet space in your kitchen, if it isn’t configured in a practical way, the result can be disarray. That’s why organization has become one of the focal points of today’s cabinet industry, with cabinetmakers devising innumerable ways to utilize every inch of usable space. If buying new kitchen cabinets is outside of your budget, there’s good news: you can modify your existing ones to incorporate modern organizational innovations. The addition of features like pull-out baskets, lazy Susans, and sliding drawers can make your existing cabinets much more orderly and functional.
In addition to having more functional storage spaces, Ms. Hunt Malone recommends applying the aforementioned station method to the kitchen as well. “Think about what you typically do in your kitchen and keep things centrally located in those specific areas,” she suggests. “For example, keep baking pans and ingredients in the same area so when you’re baking, you’re only working in one spot of your kitchen. This makes the entire process smoother and keeps the kitchen cleaner and more organized.”
A reach-in closet has a lot more potential than you’d think. Many people wish they had a large, walk-in closet to accommodate their storage needs. However, according to Uri Rosenberg, owner of <a href="https://www.diamondcertified.org/report/closet-factory/" target="_self">Closet Factory</a> in San Carlos, few people realize that even a typical reach-in closet can be reconfigured to dramatically enhance its usefulness. “The average reach-in closet has a single hanging rod and shelf above it, but by efficiently utilizing its height, you can literally double its storage capacity,” he says.
One of the simplest ways to maximize space in a reach-in closet is to install double hanging rods, which gives you twice the hanging space while leaving the top shelf for storing shoes and other non-hanging items. Additionally, home improvement stores sell do-it-yourself closet kits, many of which offer adjustable shelves and poles. Your garage doesn’t have to be a no man’s land. The best way to avoid a scam is to be hypercritical when making significant financial decisions.
Several weeks ago, I received a phone call from a representative who told me we had failed to pay for our newspaper subscription since September. He said I could pay the past due amount by credit card along with another three months in advance: a total of $400. I was so embarrassed about being late on the bill that I almost fell for the scam. Just a few days later, the San Francisco Chronicle ran a full-page ad warning subscribers that this particular company wasn’t authorized to offer renewals (almost double the usual amount) and to ignore the calls and notices sent by mail.&nbsp;
When I think back to that original phone solicitation, I remember that the caller spoke with authority and confidence, and emphasized the importance of paying up quickly. He gave me his employee ID as well as the Chronicle’s phone number as added assurance that this was a legitimate call. He was extremely clever in how he managed my skepticism.
Experts who’ve studied the psychology of scamming say it’s not just the foolish or the poorly educated who are vulnerable to cons. Intelligent and experienced consumers may become victims if they have certain personality traits. Research shows that among other characteristics, potential victims tend to trust authority, have a lack of self-control and act in a consistent way.
So, it’s not surprising that any of us may fall victim to a con artist. According to neuroscientists, we simply aren’t hardwired to see through twisted and devious schemes. While we can usually differentiate between honesty and dishonesty, we have a much more difficult time when a fraud is cleverly disguised.
They say the best way to protect yourself from making bad decisions is by intentionally turning on your hypercritical attitude before making any significant financial decisions, and making it a habit to step away and take a deep breath before completing a purchase. Ask yourself: does this make complete sense? Is their request reasonable? Can I independently verify the veracity of what they’re saying? Or, instead of relying completely on your brain, consult with your “gut.”

<h4>1. Tire maintenance: <a href="https://www.diamondcertified.org/report/faxon-garage/" target="_self">Walee Gon of Faxon Garage</a>&nbsp;</h4>
When a vehicle’s tires are under-inflated, it leads to increases in fuel usage, braking distance and tread wear. That’s why you should regularly monitor your tires’ inflation levels using a hand-held tire pressure gauge.When inflating tires, follow the manufacturer-recommended inflation level (PSI) rather than what’s printed on the tires themselves. The correct PSI can be found on your driver’s side door jamb and in your owner’s manual. Besides maintaining proper inflation, have your tires rotated every 10,000 miles to ensure even wear.
<h4>2. Engine air filter replacement: Wayne Pentecost of Wayne &amp; Son’s Automotive Repair, LLC</h4>
When an air filter isn’t regularly replaced, the excessive dirt buildup can cause it to become clogged, which restricts engine ventilation. When an engine isn’t able to “breathe” properly, it’s more likely to run rich, which means it uses more gasoline than it’s supposed to. To avoid this, periodically check the condition of your engine air filter and replace it as needed.

With the growing sophistication of both engines and oil products, recommended oil change intervals are continually expanding. While this is ostensibly beneficial, it poses a risk for less-than-conscientious vehicle owners. More and more, auto technicians are seeing cars come into their shops with dangerously low oil levels, due to owners driving thousands miles without giving a second thought to checking and replenishing fluids. So, remember to periodically check your oil between services and add to it as needed.
<h4>4. On-the-road visibility: Joel Ramos Diaz of American Canyon Collision Center</h4>
While often overlooked, visibility is vital to ensure safety while driving. Since headlight lenses can get “cloudy” as their UV coating breaks down, be sure to have yours polished and the UV coating reapplied periodically. Windshields with large cracks should be replaced as soon as possible, especially if a crack directly obstructs your visibility (this can also earn you a ticket). Also, replace windshield wipers regularly, as their performance starts to diminish with increased wear.

When it comes to maintaining your home, it’s easy to get overwhelmed thinking of the many systems and fixtures that require ongoing attention. One way to simplify things is to take a top-down approach, which means addressing maintenance needs in a descending, linear fashion. From this standpoint, the first item on your maintenance list would be your roof, which, considering the essential role it plays in protecting your home, is a good place to start. Read on to learn some of the vital aspects that determine a roof’s long-term health and performance.
Shingles As a roof’s first line of defense against the elements, it’s crucial to keep shingles in good repair. When shingles wear out or fall off, it leaves the roof’s structure vulnerable to water intrusion and rot. To prevent these issues, have your roof inspected annually to identify and replace missing or damaged shingles.
Flashing Even when shingles are in good repair, without proper flashing, a roof can still be vulnerable to water penetration at irregular points like chimneys, skylights, vents and joints. Since flashing is a commonly neglected aspect of roof installation, make sure flashing components are present in these areas and in good condition.
Ventilation While worn or missing shingles and flashings compromise a roof’s integrity from the outside, deterioration can also occur from within. When an attic is inadequately ventilated, it often results in excessive condensation, which can decay the wood sheathing and rafters over time and shorten the roof’s lifespan. To avoid this, consider investing in ventilation improvements like enlarging existing vents or installing additional ones. When done in tandem with attic air sealing, this can also substantially increase your home’s energy efficiency.
Moss buildup In addition to causing unsightly discoloration, when moss or mildew accumulates on wood shingles or shakes, it traps moisture on the roof’s surface, which can lead to rot. You can remove buildup by spraying with a garden hose, but this will only further contribute to the moisture issue, so it’s better to take preventative measures. One such measure is to install a zinc or copper strip beneath your roof’s ridge line, which will naturally deter moss and mildew growth. Another helpful step is to trim back trees and bushes that create damp, shaded areas.
Gutters While technically a separate component, gutters are integral to a roof’s functionality because they protect the home’s exterior by diverting water run-off. However, if gutters aren’t properly maintained, it can have direct consequences for a roof’s integrity. When clogged with debris, gutters can become overfull, which causes them to pull, hang and even tear away from the roof, resulting in significant and expensive damage. For this reason, be sure to clean out your gutters at regular intervals, especially before the rainy season.

For years, I’ve lived in a San Francisco neighborhood where you can’t get a taxi without a long and frustrating wait. The taxi phone number is always busy, and when you finally get through, you’re on hold for 10 minutes…and it might take another 30 minutes for the driver to arrive! You’ll never find a taxi that’s just waiting for a pick-up.
Now, thanks to alternative taxi services, I can hail a ride with my smartphone and it arrives in less than 10 minutes. As a result of the new competition, I’ve noticed traditional taxi services have upped their game. Instead of busy signals on the phone, you get friendly dispatchers and freshly painted vehicles.
When a new competitor comes on the scene, consumers may benefit from more options, greater convenience, lower prices, faster service and better quality. But we’re learning about potential pitfalls, too. Recently, an alternative taxi service rejected my son’s credit card for a ride. When he attempted to clear up the matter, he couldn’t reach anyone in customer service by phone and no one responded to his emails. Finally, on my advice, he resorted to Tweeting about his problem, and only then did the company help him resolve the matter. It was a time-consuming and frustrating process. We’ve also read about the concerns with insurance, driver training and background checks at some of these companies.
Only time will tell how these market disrupters will fare as they become more established in the marketplace. Meanwhile, many consumers will take a chance and try alternative services, and in the end, the companies that serve our needs best will win our repeat business and loyalty.

So, you survived the 4th of July without any major fire-related catastrophes. However, just because the fireworks have subsided (for the most part—watch out for stragglers), it doesn’t mean you can cruise through the rest of fire season on autopilot. To make sure you have your bases covered in terms of fire safety, take a look at this checklist:
1. Make sure your smoke detectors are operational. If you’re like most people, you’ve probably been tempted to remove the batteries from a smoke alarm—especially by the 27th time you inadvertently set it off while cooking bacon. However, in the event of a legitimate fire emergency, having your smoke detectors out of commission can carry dire consequences. If you want to cut down on the frequency of accidental triggers, consider swapping out your old units for recently updated models. In addition to being equipped with built-in, tamper-proof batteries to ensure functionality, the new smoke alarms have a “hush” feature, so the next time you burn your toast, the mere touch of a button will restore tranquility to your home environment.
2. Make sure your fire extinguisher is up-to-date and functional. Like smoke detectors, fire extinguishers are a key fixture of in-home fire safety. However, also like smoke detectors, they need to be intermittently inspected. To do this, check the unit’s pressure gauge: if the needle falls within the green area, it’s functional; if it falls anywhere else, it needs to either be serviced or replaced. Note that some older models don’t have these gauges, in which case you’ll need to have the unit inspected by a professional. Of course, if your extinguisher is old or in poor condition, it’s likely time to replace it anyway. 3. Minimize outdoor fire hazards. Outdoor fire prevention is a top concern during the summer, particularly if you live near wildland areas. A wildfire can start from something as simple as sparks from motorized landscaping equipment or stray embers from a barbeque, so be sure to exercise caution when engaged in outdoor activities. In addition to maintaining a sufficient buffer zone around barbeques and fire pits, make sure to thoroughly saturate remaining charcoal briquettes and ashes with water after use.
Another pivotal aspect of outdoor fire safety is landscape maintenance. Prevent brush fires by removing dead leaves and other vegetation around your home (don’t forget the gutters!), and keep trees and bushes well-pruned. This goes for your lawn as well, especially if you’ve cut back on watering during the drought, as dry grass is extremely flammable. Consider using fire-resistant plants and landscaping techniques to further minimize the chances of wildfires.
In addition to maintaining your landscape, make sure to store firewood, flammable liquids, and similar materials away from your home and outbound buildings. Plan to create a 30-foot zone of fire-resistant space around your home, which will greatly reduce the likelihood of fires starting and/or spreading.
4. Address any electrical issues. Even if you’ve secured fire safety outside your home, remember that a fire can start just as easily from within. One of the most common causes of house fires is malfunctioning or overburdened electrical components. With the increased use of electrical devices today, it’s not uncommon for circuits to become overloaded, especially in older homes, so make sure your system is capable of handling your usage patterns. If you’re frequently blowing fuses or tripping circuit breakers, or if you notice outlets and switches that are hot to the touch, don’t hesitate to call an electrician—these are all indicators of an unsafe wiring condition.

For most people, dental health is merely a matter of brushing and flossing. However, depending on your situation, it can get a lot more complicated. Whether you’re a parent, wear braces, have an insurmountable fear of the dentist, or simply want to optimize your oral hygiene routine, you can benefit from the following dental tips.
1. Floss before you brush. To maximize the effectiveness of brushing, make it the final step of your oral hygiene routine. Always floss before you brush—it’ll remove food particles from the spaces between your teeth and allow for better brushing coverage. If you use mouthwash, do so in between flossing and brushing. Ideally, there should be a small amount of toothpaste in your saliva when you go to bed, which will allow its effects to extend beyond the bathroom.
2. Think twice about teeth whitening. Just because teeth whitening treatments are widely available doesn’t mean they’re right for everyone. One reason to think twice is if you have prosthetic restorations like crowns or veneers. Since restoration materials don’t respond to whitening chemicals the same way your real teeth do, it can result in mismatched coloration. To avoid this and other potential consequences, consult your dentist before using a teeth whitening treatment.
3. Alleviate pain from braces. A common occurrence for those with braces is irritation caused by a loose or sharp wire. If you aren’t able to see your orthodontist right away, there are a couple of ways you can deal with this in the meantime. One is to cover the protruding area with a piece of dental wax. If you’re out of wax, a piece of chewing gum will work. Another technique is to use the eraser end of a pencil to move the wire into a more comfortable position.
4. Rinse after eating. Some dental tips are so simple, they’re easy to overlook. One is to rinse your mouth with water after eating, a step that combats cavities, bad breath and other issues by keeping bacterial activity in check. With your teeth aligned, start at one corner of your mouth and move the water all the way around to the other side, making sure every area gets covered. For maximum effectiveness, repeat this process a total of three times.
5. Care for your infant’s oral health. If you’re the parent of an infant, you’ll want to take steps to promote good oral health early. One crucial measure is to give your child water after nursing, particularly at the end of the day. When babies continually go to bed with milk residue on their teeth, it can gradually lead to a form of tooth decay known as “bottle rot.” By rinsing the milk off their teeth after nursing, a small amount of water will help prevent this.
6. Consider sedation dentistry. Sedation dentistry is a growing area of specialization that employs sedative means to help patients with particular issues. For patients who suffer from anxiety about dental work, sedation dentistry can ease fears and make for a worry-free experience. Houzz.com advises that a “basic kitchen remodel” will cost between $20,000 and $30,000 and include simple lighting, basic appliances, and tile and flooring. What Houzz.com calls a “deluxe kitchen remodel” may start at $100,000. Of course, the actual cost can be worked out at the showroom. This is where the designer’s understanding of your needs and vision meets their expertise with the various product lines.
Once the designer knows your measurements, style and budget, they’ll work with a computer design program to provide a mockup. The mockup can give you a ballpark estimate of what your project will cost by plugging in different products. After the mockup, the design firm will send someone to take the actual measurements before drawing up a contract.

The design professional wants satisfied customers. A company’s survival depends on generating happy customers. To that end, Ric Plummer draws from 30 years of experience when implementing his business model. His company’s overarching concern is that they want to work with serious customers who are prepared to have satisfying experiences.
Ric likes people who come in, get to know his employees and take part in the process because it shows they’re serious. “Visiting the showroom means the customer is invested,” he says. “When a customer isn’t willing to visit the showroom, it sends a message that they aren’t ready to move forward.” When Ric started, he found that 25 percent of the cold calls he received for measurements and estimates were from renters who were trying to convince their landlords to do a remodel. With this business model, he could spend half the day and not even get the job many times. “It’s not just about money; it’s about brand management,” he says. “We don’t want to hold up serious customers.”
Ric says there are a few exceptions to this rule. “I’ll go to a home and measure if the customer is physically unable to take measurements themselves. I’ll also make an exception if the customer is willing to pay a fee for our time, which is what Home Depot does. If the homeowner becomes a customer, the fee is credited to their contract.”
The initial meeting usually takes about two hours, and then there’s a computer mockup that uses the customer’s measurements and chosen material line, which can take six to seven hours. So, there’s about eight to 10 hours of work before there’s even a contract for the customer to sign. About 90 percent of the time, this effort results in a signed contract. After the contract signing, there may be two or three additional meetings to finalize details. So, the company invests 15 to 20 hours before they even get started. Ric’s Kitchen &amp; Bath Showroom only does full kitchen and bathroom remodels—they don’t take on new clients who just want one piece changed out. However, if a former customer needs a vanity or shower door replaced, they’ll do it.
Ric says the secret to maintaining a great reputation is to not take on the drama. “You have to know where the drama starts and ends. A reputable designer will know what types of situations can lead to conflict and understand how to avoid these situations so they can concentrate on delivering quality experiences to quality customers.”

Citing a phenomenon known as Pineapple Express, climatologists are predicting heavy rainfall for Northern California this winter. <a href="https://en.wikipedia.org/wiki/Pineapple_Express" target="_self">Wikipedia defines Pineapple Express</a> as “a meteorological phenomenon characterized by a strong and persistent flow of atmospheric moisture and associated with heavy precipitation from the waters adjacent to the Hawaiian Islands and extending to any location along the Pacific coast of North America.” While it’s uncertain just how much rain this weather pattern will bring, it’s a good idea to prepare your home for a potentially wet winter. Here are some important steps:
Schedule a roof inspection. Have a qualified roofer check the condition of your roof and repair any damaged or missing shingles. Likewise, a professional will make sure there’s adequate leak protection in vulnerable spots like skylights, pipes and chimneys.Remember, components like flashings, underlayment and leak barriers are just as crucial as shingles when it comes to guarding against the elements, so consider replacing these while your roof is being serviced.
Make sure your rain gutter and downspout system is ready to flow. A gutter and downspout system is a critical aspect of rain control because it collects water that’s shed off the roof and transports it safely to the ground. However, when a gutter and downspout system isn’t properly maintained, it can lead to a host of harmful problems, including dry rot; premature damage to siding, paint and exterior trim; and even flooding and foundation settlement.
Prior to the rainy season, you should clear your gutters of debris (the primary culprit of clogs that lead to overflow) and check them for leaks. If you want to minimize maintenance throughout the year, consider installing a gutter guard system, which keeps debris out so you don’t have to. Also, make sure your downspout outlet is pointed away from your home and place a splash block beneath it to help prevent foundation issues.
Seal your home’s exterior. Even if your roof and rain gutters are functioning properly, lapses like damaged paint and exposed gaps can leave your home susceptible to moisture problems like dry rot. Conduct a thorough inspection of your home’s exterior and take note of areas where paint has started cracking or peeling, as well as gaps in seams, joints and window trim. Perform any needed paint touch-ups and use a high-quality caulking material to seal all gaps. Remember, to provide full moisture protection, all of your home’s siding panels should be primed on all edges, both front and back.
Check your storm drains. Storm drains are commonly used in areas where the landscape conditions pose potential drainage problems. They’re often overlooked, but if a storm drain gets clogged, it can lead to water intrusion issues and even flooding, so make sure yours is clear of debris before the rain starts falling.

Preparing Your Home for a (Potentially) Wet Winter

We’re grateful that El Niño conditions are finally beginning to arrive in the Bay Area. However, you should be aware that when rain meets drought-hardened earth, the likelihood of flash flooding increases exponentially. Being informed is the best way to stay safe this rainy season. With that in mind, here’s what you need to know.
According to the <a href=https://www.noaa.gov/ target=_self>National Oceanic and Atmospheric Administration (NOAA)</a>, most flash floods happen as a result of heavy localized rainfall. These floods can become raging torrents of fast-moving water that rip through river beds, city streets and valleys, sweeping everything with them. In 2014, flash floods resulted in nearly $2.5 billion worth of property damage (nearly double the damage done by hail, which is the second most destructive extreme weather event). Of more concern, flash floods are a leading cause of weather-related injuries and fatalities.
Here’s how to stay safe during a flash flood:
Turn Around Don’t Drown® As many as two out of three flood-related deaths occur in vehicles. According to <a href=http://www.weather.com/safety/floods/news/flash-flooding-vehicle-danger-20140717 target=_self>FEMA</a>:
<ul>
<li>Six inches of water will reach the bottom of most passenger cars, causing loss of control and potential stalling.</li>
<li>One foot of water will float many vehicles.</li>
<li>Two feet of rushing water will carry away most vehicles, including SUVs and pickups.</li>
</ul>
If your car stalls in a flash flood, abandon it immediately and climb to higher ground.
Evacuate your home immediately if you think you’re at risk or have been advised to do so. If you have time, shut off water, gas and electrical services before leaving. If you’ve been told to evacuate, text SHELTER plus your ZIP code to 43362 (4FEMA) to find the nearest shelter in your area (example: SHELTER 94954).
Never try to walk or swim through running water. Water that’s just 6 inches deep can knock over an adult. Don’t try to outrun a flash flood—immediately head to higher ground if rushing waters are coming your way.
Stay informed. Listen to local radio, subscribe to email and SMS weather alerts from the <a href=http://www.weather.gov/subscribe target=_self>National Weather Service</a>, and talk to neighbors to stay informed about the current situation.

Today, many homeowners are considering the benefits of going solar because of energy savings and tax credits. Systems are also getting more affordable. I asked Sungevity’s Sloane Morgan to answer some of the most common questions.
Is it expensive to install solar? When residential solar systems were first introduced, they were expensive for the average homeowner, but solar panel prices have dropped radically since then—today, they’re 100 times cheaper than they were in the 1970s (Source: <a href="http://cleantechnica.com/2014/09/04/solar-panel-cost-trends-10-charts" target="_blank">cleantechnica.com/2014/09/04/solar-panel-cost-trends-10-charts</a>). In many areas, homeowners with solar systems are paying the same or less for solar electricity than for regular electricity from the grid.
Imagine if you had a chance to buy 20 years’ worth of gasoline at 1995 prices. Would you do it? That’s a great way to start thinking about solar. We’re helping people produce a certain amount of power at a locked-in rate for 20 years or more.
Should I buy or lease a system? You actually have more options in most cases. You can buy a solar system outright, finance it with a loan, lease it for 20 years or “pay as you go” with a power purchase agreement. A reputable solar company will show you all of your choices, taking into account what makes the most sense for your family and financial situation.
Are warranties the same for leased and purchased systems? Yes, many solar companies offer 20-year warranties for purchased systems, which is the same length as the warranty offered with a standard lease.
How long will my solar system last? A long time! Our solar systems are guaranteed to produce electricity for 20 years, and they’ll likely keep producing power for longer than that. Most solar panels lose approximately 1 percent operating efficiency each year, so after 20 years, they’re still producing no less than 80 percent of what they did in the first place. If my solar panels supply my power, what happens when it’s a cloudy day? When you’re using more electricity than your system is generating, like on a cloudy day, your system’s bi-directional meter will pull power from the utility grid. On the flip side, when you’re generating more electricity than you’re using, you’re pushing power onto the utility grid.
How much money will I save on energy with a solar system? The best answer is, “It depends.” The exact amount depends on numerous factors, including the location of your home, the size and angle of your solar system, and your electricity consumption. Another major factor is the price your utility company will charge for power in the future. Since nobody knows exactly what the utility companies will do, we look at historical energy prices to estimate price fluctuations¬ going forward. We know exactly what you’ll pay for solar, so we can compare those utility estimates to what you’ll pay for solar and estimate your likely savings from there.
What happens to my solar lease if I sell my home? We’ve helped hundreds of homeowners sell their solar homes, so we have the process down. With a little bit of advance notice, we can work with you to decide what type of transfer would work best for you and your potential buyer.
Many of our customers consider their options and say, “I don’t even want the potential buyer to have to run credit. What if I pre-pay my lease and that amount becomes part of the closing of the home?” In that scenario, you would turn over a prepaid solar lease to the homebuyer. Sungevity still owns, insures and maintains the system, but the homebuyer doesn’t have a monthly payment.
You can also transfer the entire solar agreement to the buyer. The buyer does have to qualify for credit in this case, but typically, the credit score required for a solar agreement is similar to what’s required for a mortgage. Then, the buyer takes over the monthly solar payment and gets to enjoy all the benefits of solar.

John Maynard Keynes got it wrong, at least according to Elizabeth Kolbert. Back in the 1930s, the sometimes clairvoyant economist predicted that his descendants (us) would have an abundance of free time thanks to the wonders of automation. Well, I’m here to affirm: Kolbert is right; Keynes dead wrong. Despite my iPhone, laptop and garage door opener, I’m busier then ever…and I know I’m not alone.
Author Brigid Schulte has the residents of the 21st century in mind when she says, “…this is how it feels to live my life: scattered, fragmented and exhausting.” I read this and can only nod vigorously while reaching for another cup of coffee. Only I realize that my labor-saving Keurig machine has to be cleaned and I actually don’t have any milk left so I’ll have to run to the store…you see the problem.
So what’s to be done? In a recent New York Times Magazine piece, Rampell suggests the answer might harken back to what Keynes was talking about in the first place: the economy; or, as she puts it, “Econ 101.” But Rampell’s suggestion involves more than labor-saving devices—it involves labor-saving services, or to put it another way, outsourcing.
To outsource a task is simply to have it done by someone outside a company, or in this case, a family. Most of us are comfortable with some forms of outsourcing: we ask the cable guy to install our cable; we hire sitters to watch our kids and pets; and we get take-out pizza or, if you’re like me, allow our children to survive on mac and cheese from the Whole Foods hot bar.
As Rampell points out, however, other forms of outsourcing might make us feel…wrong. The 20th century demolition of the servant class involved transforming housework into a demonstration of ethical superiority. As she puts it, “…scrubbing your own toilet supposedly builds character.” To those of us who feel the moral imperative to scrub our own toilets, I suggest this: Save the apron and stilettos for Halloween.
Realistically, there’s no ethical reason not to outsource mundane life tasks. There may, however, be economic barriers. Can you afford it? Let’s think that through. How much do you get paid an hour? If it’s more than you would pay a house cleaner, there’s no economic justification to clean your own home. Use your extra time to work at your job and come out ahead. If it’s less than you would pay a house cleaner, ask yourself how much you could be paid an hour. Hiring a housekeeper so you can catch up on “Breaking Bad” may not be the best economic decision, but hiring a housekeeper to improve your future earning potential could be a very smart investment.
Convinced? It’s time to get started. Here are some daily household tasks that can be easily and economically outsourced:
House cleaning It’s the 21st century, people. Scrubbing your own toilets may have its advantages, but moral superiority isn’t one of them. Weigh your options. People who clean houses for a living are professionals. They do a hard job really well—often much better than you or I could do in the short time we have available. Outsource and choose how to use those newly available hours.
Laundry While I enjoy the advantage of the automation predicted by Keynes (in the form of a washer and dryer), what Keynes didn’t recognize is that in his day, the majority of households sent their laundry out, which is even easier than determining which temperature cycle will get your clothes the cleanest.
The great thing is that I can also send my laundry out. Many dry cleaners and even laundromats offer Wash-n-Fold services with quick turnaround and extremely reasonable prices. As with all outsourced tasks, when I do Wash-n-Fold, I need to give up a modicum of control over the precise way my clothes are laundered. But believe me, picking up a basket of clean, precisely folded clothes after a day spent biking is well worth it.
Grocery shopping I actually enjoy grocery shopping. I love checking out the bulk food bins and considering what I might make with amaranth. What I don’t love is the fact that I usually shop in a sliver of time between work and picking up my son after school. Moreover, the afterschool program charges $10 for every minute I’m late. Consequently, I invariably forget the bread, the broccoli or the only cereal my kid will eat for breakfast.
Needless to say, despite my desire to get my own groceries, it’s much easier to outsource, and with so many choices, I have no excuse not to. Amazon Fresh and Google Shopping Express both offer same- or next-day delivery to my doorstep. Moreover, when I have specific needs that Amazon and Google can’t fill (amaranth in bulk?), I can call a concierge. Oh, you thought concierge services were just for hotels and rich people? Think again. Concierge services can operate on an as-needed basis, which means you can build a relationship with a company and ask them to help you with pretty much any task. Depending on your needs, they can pick up the amaranth, the cereal or, even better, the kids.
(Almost) everything else Assemble Ikea furniture? Check. Weed your garden? Check. Organize that hall closet—the one you have to slam closed with your hip because it’s so full? Check. Tax returns? Check. So what should you not outsource? Anything you love to do. Do you cook? Do you create toy animals out of recycled plastic forks? Do you love to wash dishes? If you happen to be that person—and if you are, do you want to come over to my house?—then by all means, keep doing it. But for everything else, consider finding a professional and handing it over.

It’s easy to tune out news about automobile recalls—most aren’t serious, and they usually don’t apply to a vehicle you own. However, my ears perked up when my 2003 Toyota was among millions of cars being recalled. Vehicles of many different makes (Honda, BMW, Subaru, Mazda, Chrysler, Ford, GM, Mitsubishi, Nissan) have Japanese-made airbags that could explode upon impact and injure drivers and passengers with flying shrapnel. That’s pretty scary. I called my local Toyota dealership right away to schedule the “fix” specified in the recall. The free repair was completed with minimal hassle earlier this year.
Unfortunately, since my repair was performed, more problems have been discovered. A second recall has been issued—it states the first fix didn’t fully resolve the problem and replacement part failures have been reported. Now, the entire electronic control unit has to be replaced, but those parts won’t even be available for several months. High humidity areas where more failures have occurred are being given priority.
Manufacturers say the failures are extremely rare, so it’s OK to keep driving most of the recalled cars. When I contacted the Toyota dealership and asked whether I should have my airbags disconnected as some reports suggested, they advised against that. They did say to bring in my car right away if the airbag warning light comes on.
For the time being, all you can do if your car is on the recall list is keep checking the National Highway Traffic Safety Administration’s website, <a href="http://www.safercar.gov/" target="_blank">www.safercar.gov</a>, and the manufacturer’s 800 number for updates. This same website can be used to find out about any vehicle recall, which is helpful if you’re buying or selling a used car. You can check by make, model and year, or get even more specific and search by Vehicle Identification Number (VIN). The site also includes information about investigations, complaints and technical service bulletins.

Recently, when I needed a new set of tires for my Toyota Avalon, I got just what I wanted: no-nonsense customer service.
I called a tire shop and scheduled an appointment for the next day. When I arrived, the salesman waited on me right away and gave me a straightforward explanation of my options with no upselling. When I asked him to find out where the tires were manufactured (Consumer Reports had recommended against some brands made in China), he had the answer for me in a few minutes. The salesman suggested staying nearby while the tires were installed because it would only take about 30 minutes. He even directed me to an excellent place for coffee.
When I returned, my car was ready as promised. But I had one more question: Could he check my spare tire and let me know if it was in good condition and safe to drive on? After a quick inspection, he assured me that it was fine.
Over the past few weeks, my husband and I have experienced the same kind of no-nonsense customer service from an estate planning attorney. We had a free 30-minute consultation where our trust, will and medical directives were reviewed. In that session, the attorney noted how laws have changed in recent years. He found several errors in our existing documents and offered good remedies. Next, he explained his fees and what was included in that price. He made it simple for us to understand, and once again, there was no upselling. Instead of trying to close the arrangement and get us to write a check, he advised us to go home and think about whether we wanted to hire him, and he would wait to hear back from us. That gave us confidence that we had found the right firm.
Why don’t more service providers adopt this philosophy? If the potential customer thinks the business is hiding something or isn’t clear, they logically become suspicious and adversarial. However, consumers and businesses both have everything to gain from a straightforward, transparent, honest statement of what to expect and what it’s going to cost.

When my husband Patrick goes grocery shopping, the first place he heads for is the meat counter. He likes talking to butchers (any butcher), asking questions about which cut to buy and getting tips on how to prepare a particular dish. Many of them love food and love to cook.
On one of his recent shopping trips, he needed extra assistance because he didn’t know his way around the store. After buying a few bratwursts, he asked the butcher where to find sauerkraut. The young man enthusiastically recommended fresh sauerkraut rather than the familiar preserved sauerkraut in a jar, and he didn’t hesitate to step around from behind the meat counter to walk my husband to that aisle. How often do you see a butcher doing that?
But the attention and service didn’t stop there. Next, the butcher asked if my husband needed rolls or buns. Not surprisingly, he had a recommendation. He insisted that Patrick had to try pretzel buns, and the two of them headed to the bakery section.
I’m not sure if the butcher is trained to help customers in ways they don’t expect or if this is a veiled form of upselling (Patrick did buy more expensive items). Or maybe it’s just the young butcher’s enthusiasm for cooking and eating well that motivates him. All I know is dinner that night was truly wonderful, and the evening was made even better by sharing the story about getting a little extra help from the butchering that goes into a product or service, we tend to value the product more. I’m all for raw honesty. How about you?

In the retail sector, I’ve noticed how a few companies (like online retailer Everlane) are taking a novel approach and disclosing variable production costs for individual products. Everlane sometimes posts information and images about their suppliers, too. Sharing cost breakdowns is a form of “intimate disclosure” that’s well-received by consumers, according to a Harvard Business School (HBS) paper titled “Lifting the Veil: The Benefits of Cost Transparency,” by Bhavya Mohan, Ryan Buell and Leslie John. They say transparency only backfires when cost disclosures lead to the perception that prices are out of sync with the norm, so consumers have the perception of being ripped off.
I believe—and research backs this up—that savvy consumers appreciate having costs explained to them. Transparency increases our attraction to a brand and makes us trust it more. In fact, the HBS researchers found that when a business reveals everything that goes into a product or service, we tend to value the product more. I’m all for raw honesty. How about you?

People of all ages held open doors for each other and offered unsolicited help with directions. The waiters and bartenders spent extra time explaining local foods and menu recommendations. They seemed to enjoy and took pride in offering quality service and making a connection with customers. I don’t know when I’ve seen so many smiles all around town.
As you might expect, a few things went wrong throughout the course of our travels. The flight attendant took an extra long time to deliver my meal. The hairdryer in my hotel room was missing. Due to an influx of visitors for local university graduations and several weddings, restaurants were jammed and waits were longer than usual. But no matter what problem I had, the apology was prompt and sincere. That impressed me.
My brief immersion in true southern hospitality was a good reminder that we should never underestimate the value of a personal greeting, a smile, a sincere apology or simply a kind word in both personal and business interactions. It’s not just good for customer retention—it’s a good way to live longer and happier.

When planning to remodel their kitchens, many homeowners focus on improving aspects such as visual aesthetics and functional utility. However, a kitchen remodel also provides a great opportunity to improve energy efficiency, primarily through updating appliances like refrigerators and ovens with new, environmentally-friendly models. By minimizing energy consumption, updating your kitchen appliances will reduce both your carbon footprint and monthly power bills, which is a true win-win situation. Here are some things to look for when selecting new appliances: 
Refrigerators
<ul>
<li>Refrigerator efficiency has improved significantly over the past decade, but refrigerators still consume more energy than any other kitchen appliance. If you purchase a new refrigerator as part of your remodel, consider an Energy Star model.</li>
<li>Keep in mind that extra features like ice dispensers reduce a refrigerator’s efficiency. Likewise, refrigerators that have freezer compartments on the side are less efficient than models with the freezer door above the refrigerator door</li>
<li>Avoid placing your refrigerator close to heat sources such as the stove or microwave. Even heat ducts and bright sunlight will reduce the refrigerator’s efficiency.</li>
<li>Keeping your old refrigerator for extra food storage may seem like a good idea, but it will only increase your energy bill. Instead, purchase a slightly larger refrigerator that will accommodate your needs. Never take your old refrigerator to a landfill—it could leach harmful pollutants into the groundwater.</li>
</ul>
Dishwashers
<ul>
<li>Dishwashers use the most energy when they heat water during a wash cycle, so look for a model that allows you to adjust the water temperature. To save even more energy, turn the heat setting off and air dry your dishes.</li>
<li>Install your dishwasher at a maximum distance from your refrigerator. If it’s too close, its heat and moisture will make the refrigerator work harder and increase energy costs. If you have to put them next to each other, separate them with a sheet of foam insulation.</li>
</ul>
Stoves or cooktops
<ul>
<li>Gas stoves generally use less energy than electric stoves, but if your home has a renewable energy source, an electric range may be preferable. In either case, make sure you have a good ventilating range hood (exhaust fan) that matches the size and capacity of the stove or cooktop to effectively remove cooking and combustion byproducts from the kitchen.</li>
<li>Consider a convection oven—they speed up the cooking process and consume 30 to 50 percent less energy than regular ovens. To save even more energy, look for ways to match the task with the cooking method, such as making use of slow cookers and toaster ovens.</li>

Choosing Appliances for a Kitchen Remodel

For many of us who’ve grown up in California, dealing with mosquito bites is normal. Today, however, mosquito bites may come with some very serious blood-borne diseases, like Chikungunya virus, Dengue fever, West Nile virus and St. Louis encephalitis. The list of mosquito-borne illnesses in California grows each year. Now, the CDC is warning that Zika virus may be the next mosquito-borne illness to enter the United States. The California Department of Public Health reminds the public to guard against mosquito bites. Unlike controlling pests such as ants, fleas and cockroaches, pest control companies can’t really help with mosquito control beyond offering advice. It’s up to you to reduce the risk of mosquito bites by following the three D’s of mosquito control: Drain, Dunk and Defend.
Drain It’s critical to drain all standing water around your yard after every storm because mosquitoes can breed in just a tablespoon of standing water. Some places that water collects are obvious: buckets, garbage cans, gutters, flower pots, bottles, saucers, toys, wagons, plastic “kiddie” pools, lids, old tires, pool covers, tarps and barrels. Sometimes you need to get creative to find areas of standing water. Thrasher Termite &amp; Pest Control technicians have found mosquito larvae in the tube of a patio umbrella stand, the pocket formed where a tree branch connects to the main trunk, Frisbees abandoned on the roof of a house, solar garden lights and water puddling inside a downspout diverter. Draining standing water is the single most effective action you can take to keep mosquitos under control.
Dunk Mosquito dunks are biological controls that are labeled for organic gardening and harmless to honey bees, beneficial insects, pets, and wildlife. Add mosquito dunks to rain barrels and other areas of standing water that you’re reluctant to drain. Pond owners may contact their county’s vector control district for mosquitofish—another very effective control and alternative to mosquito dunks.

Defend Even if you do a great job of eliminating mosquito breeding sites, your neighbors may not. Defend yourself and your family from mosquito bites by taking the following steps:
<ul>
<li>Make sure your doors and windows are covered with screens to keep mosquitoes out of your house. Protect cribs with mosquito netting.</li>
<li>Avoid going outside at dawn and two hours after sunset—that’s when mosquitoes are most active. If you must be outside, cover yourself by wearing loose, long pants; a long-sleeved shirt; and shoes and socks. Protect infants by draping strollers with mosquito nets. (Mosquito netting is available at most stores that sell camping gear.)</li>
<li>Use a repellent when you go outside. The back of your neck and ears are prime targets for hungry mosquitoes. Follow the directions on the repellent label. The best repellents use DEET or picaridin as the active ingredient.</li>
<li>Install CO2 mosquito traps with caution. These devices attract mosquitoes from about 100 feet away in order to kill them. In small urban yards, a CO2 mosquito trap may attract mosquitoes from your neighbors’ yards. If you’re between the mosquito and the trap, you could become a meal. CO2 mosquito traps are best used on properties that have one acre of land or more.</li>
</ul>
To learn more about mosquito control, refer to the website of your county office of vector control. Some vector control districts, such as Alameda County, maintain a mosquito fogging notification email list for residents. Additionally, <a href="https://westnile.ca.gov/" target="_self">westnile.ca.gov</a> is an excellent resource for information on mosquito control, and you can report dead birds online to help track the spread of West Nile virus.

But according to Don Knapp, a spokesperson for <a href="http://www.builditgreen.com" target="_self">Build it Green</a>, there are many lesser-known Green materials you can utilize to make your remodeling project more environmentally-friendly. Here are his top five Green products you should consider incorporating into your newly Green home: 
Sustainable wood for flooring and cabinets Consider wood products that are either reclaimed, FSC Certified, recycled, or rapidly renewable materials like bamboo or cork. Whatever flooring material you choose, make sure it’s healthy: certain flooring and cabinet products (like particle board) offgas volatile organic compounds (VOCs) that can pollute indoor air. Solid wood is a healthier choice.
Low-flow fixtures for kitchens and bathrooms Your toilet should use 1.28 gallons per flush or less, your shower fixture should run at 2 gallons per minute or less and your faucets should run at 1.5 gallons per minute or less. Look for the WaterSense label on products.
Quality ventilation Install ventilation fans in your bathroom and range exhaust fans in your kitchen to keep the air in your home fresh and healthy. For optimal air quality and comfort, consider a Heat Recovery Ventilation (HRV) system.
Green insulation To lower your energy bills, improve comfort and reduce your use of fossil fuels, insulate attics, floors and exterior walls. Look for sustainable or recycled insulating materials such as cellulose or insulation made from recycled blue jeans. Don’t forget about air sealing before installing insulation: use caulk or foam sealant to seal any openings and penetrations in walls, ceilings or around windows.
LED lights Mr. Knapp advises skipping over compact fluorescent light bulbs (CFLs) in favor of LED lighting. He says LED lights last for many years and consume less energy than CFLs. What’s more, the quality and warmth of LED lighting has improved greatly over the past few years.

<h4>Myth #1: You should only buy a home under certain market conditions.</h4>
Michele Replogle – David Lyng Real Estate As a realtor, my clients often ask me if it’s a good time to buy or sell a home, depending on the current state of the housing market. My typical response is it depends what you want to do. If you have a family and are looking to buy your first home, it doesn’t matter what the market is doing—what matters most is your current circumstances. As long as you can find the right house and a financial situation that works for you, now is the right time. The same is true if you’re a seller: if you’re all set to move, now is the right time to sell. The market will always have ups and downs, but life doesn’t always wait for ideal market conditions.
<h4>Myth #2: It makes no difference whether you choose a local or online lender.</h4>
Mike Young – Real Estate Broker/Agent Many homebuyers wonder if it’s better to get preapproved by a local or online mortgage lender. While either option will work, my advice is always to go with the local lender. Having a lender whose face—or, at the very least, street address—sellers can recognize will be an additional asset to your offer package. Also, a local lender has a reputation to maintain in the local community, whereas a lender based in a far-off location does not. Overall, choosing a local lender can bolster confidence for sellers and buyers alike.
<h4>Myth #3: You should only sell your home during certain times of the year.</h4>

Fortunately for Bay Area homeowners, the temperate local climate enables home sales to take place all year long, so there isn’t a particular season that’s more advantageous for selling.
<h4>Myth #4: I won’t be able to get a home without getting caught in a bidding war.</h4>

For instance, instead of looking at homes that are attracting a lot of attention, take a look at those that aren’t selling as quickly. In many cases, these are perfectly good homes—they may just be staged ineffectively or lack particular features. Even if the bulk of home shoppers aren’t able to see beyond the exterior details, a wiser buyer can recognize a home’s potential even if it’s not obvious outright.
<h4>Myth #5: I should take the first offer I can get on my home.</h4>

What’s the first thing that comes to mind when you hear the words “window tint”? If you’re like most people, you probably envision the blacked-out windows of a flashy sports car. However, this stereotypical association does little justice to the many practical benefits of and uses for window tint (also known as window film). Whether applied in a vehicle, residential home or commercial establishment, window tint is an economical way to enhance interior comfort, protection and performance.
Automotive Applications While often done simply for looks, tinting a car’s windows offers several practical benefits, starting with improved visibility. Besides mitigating the brightness of sunlight, tint significantly reduces glare from the sun during the day and from car headlights at night. Tint’s light filtering capability also provides UV protection for passengers and the vehicle’s interior, the latter of which features components that are susceptible to fading and/or cracking over time. In addition, certain window films are capable of rejecting heat, which keeps the car cooler and minimizes the need for air conditioning. Believe it or not, the benefits of window tint don’t stop there. Some films can actually strengthen your car’s windows and prevent shattering during an accident or attempted break-in. Speaking of break-ins, an additional bonus of tint’s darkening effect is it can deter car thieves, who are less likely to break in if they can’t see what’s inside. Considering the sum of advantages, it’s easy to see why window tint is one of the most cost-effective aftermarket applications a car owner can invest in.
Residential Applications Few people realize that window tint’s uses and benefits extend beyond the automotive realm and into the residential. Residential window films can block up to 80 percent of solar energy, which means they protect furniture, carpeting and artwork from fading. They can also reduce heat gain, which helps lower summertime energy bills. What’s more, window films are able to do this without detracting from natural light, so you can keep out the heat without the need for drawn curtains or blinds.

Commercial Applications In addition to window tint’s light filtering, heat rejecting and glass reinforcing properties, there are specialty applications that are particularly useful in commercial settings. Take decorative films, which allow a business to get creative with glass design without the permanent (and pricey) measure of window etching. Another, more recent application is anti-eavesdropping films, which use cutting-edge technology to block hackers from tapping into confidential information via wireless signals through windows.
